What a listing needs, made properly

We publish design-led homes, which means we spend our days looking at what makes one photograph well and what makes one fall flat. This is that work, offered on its own — for your listing rather than for our post.

Everything here is quoted per property. A studio and a twelve-acre compound are not the same job, and a price list that pretends otherwise would be wrong in both directions.

Production

A crew, a day, and in staging's case a warehouse. These are the ones with a window — the earlier a property reaches us, the more of them are still open to it.

Photography

Stills that treat the house as architecture. We shoot for the way a room actually reads — the light it gets, the detail that makes it worth stopping on — rather than working down a checklist of angles. Once a listing is live the shoot has already happened, so this is the one that expires first.

Videography

An architectural film — the walk-through a still can't do — cut once properly and again vertically for the feed. Most listings never get one, which is exactly why it still lands after a property is live.

Drone

Aerial stills and motion, flown by a licensed pilot. It is the only way to show land, roofline, and how a property sits against everything around it — which makes it close to mandatory out east and upstate, and close to pointless for a walk-up.

The quieter half. Neither expires while a property is still for sale.

Floor plan

Drawn by hand rather than exported from software, dimensionless on our paper stock. It is the drawing people screenshot and send to their partner, which is a better reason to make it well than any of the usual ones.

Listing copy

The research and then the writing — who built it, when, what was here before, what has been changed. We do this for every property we publish; this is the same work, written for your listing rather than for our post.
