108 East 78th Street

After more than two years on the market, 108 East 78th Street has found its buyer. The four-story single-family townhouse, on the Lenox Hill stretch between Park and Lexington, was listed in April 2024 and sat through two full seasons of showings before a contract came together, the long courtship that older townhouses often require.

City records date the house to 1899, though the Department of Finance assigns that year to many buildings that simply predate 1900, and the listing itself settles for turn of the century. More unusual is what the record does not say. No landmark designation report covers this address, and the archives are quiet on both the architect and the original owner. On the Upper East Side, where nearly every notable house has been catalogued, written up, and argued over, an anonymous survivor is its own kind of rarity.

The dimensions do the talking. Eighteen feet wide and sixty feet deep, the house runs to roughly 5,500 square feet across four stories, with four bedrooms and six fireplaces distributed through them, and a garden behind that faces south. Ceiling heights step down floor by floor in the classic townhouse manner: nearly thirteen feet on the parlor floor, over eleven on the third, over ten on the fourth.

That stepping is the old logic of the type, the grandest rooms set lowest, where guests were received, and it is the thing renovations most often flatten out. Here it survives intact. The listing describes nineteenth century beaux arts detail through the rooms; what the floor plate confirms on its own is proportion, which is the harder thing to buy.

East 78th Street was opened in 1860, and its blocks east of Park Avenue hold some of the oldest domestic fabric in the neighborhood. One block toward Third stands the brick row at 157 through 165 East 78th, built in 1861 by Henry Armstrong for the painter John Turner. It is the oldest set of surviving townhouses on the Upper East Side, landmarked in 1968 and added to the National Register in 1980.

The blockfront around No. 108 tells a different chapter. In 1930, Delano and Aldrich replaced the brownstone of Major W. de Lancey Kountze at No. 120 with a neo-Georgian house for the financier Henry R. Winthrop, its curved marble entrance stair modeled on Jefferson's pavilions at the University of Virginia. Next door is the double-wide house built for Frederic Grosvenor Goodridge at No. 122. Interwar society money kept rebuilding this block; 108 is the Victorian-era fabric it rebuilt around.

There is one more quiet fact worth knowing. This stretch of East 78th between Park and Lexington falls outside the mapped boundaries of the Upper East Side Historic District, whose lines take in Fifth, Madison, and Park farther west and Lexington only well to the south. Nothing in the law required this house to keep its nineteenth century scale or its thirteen foot parlor. It kept them anyway.
