11 Sims Avenue

Sag Harbor thins out fast west of the village. A mile and a half from the Whaling Museum the streets give way to coves, and behind Long Beach, the mile of bay sand the town officially calls Foster Memorial Beach, Paynes Creek widens into a pond. A small enclave of quiet streets sits around it, with water access for a kayak at the street end, and 11 Sims Avenue holds the view over the pond from the back of the house. The beach is three minutes by car and is known for its sunsets; the village is five.

The house is a renovated single-level ranch, 2,100 square feet on 0.47 acres. The kitchen and dining room run as one open space, and a sunroom faces the heated pool, so the pond view sits at one end of the plan and the pool at the other. A guest cottage and a pool house stand separate, keeping visitors and wet traffic out of the main rooms. Three bedrooms and three baths, all without a stair in the house, with the ocean beaches seventeen minutes south when the bay is not enough.
