121 Leroy Street

The corner of Leroy and Greenwich Streets spent most of living memory as a parking lot, a leftover from the years when this edge of the West Village was zoned for manufacturing. The city rezoned the block for residences in 2006, the recession stalled the first plans, and the assemblage traded at a foreclosure auction in 2012 before Property Markets Group took it on. What rose in 2019, after the neighborhood talked the developer down from a far larger scheme, was Workshop/APD's 111 Leroy: a ten-story condominium of nine full-floor residences and, along the street, a row of five new single-family houses, 115 through 121 Leroy and 621 Greenwich. The houses are faced in red brick, with step-up entrances and cornice lines that quote the West Village row house and syncopated window patterns that give the game away as contemporary.

Number 121 holds 3,179 square feet across four stories and a finished lower level, with an elevator running the full height of the house, cellar to roof. The kitchen is fitted in book-matched walnut and Statuary marble around Sub-Zero, Wolf, and Miele; radiant heat runs beneath all four main floors, and a Crestron system manages the shades, sound, and security. The lower level carries a gym, a media room with wet bar and kitchenette, and storage for 240 bottles of wine. The south-facing living room sits above, and the elevator's last stop opens onto a landscaped roof deck with its own wet bar, powder room, and gas fireplace; out back, an outdoor kitchen and gas fire pit.
