The Block

1228 Madison Avenue stands on the avenue near 89th Street, in the part of the Upper East Side known as Carnegie Hill. The Building

1228 Madison Avenue is new construction, completed in 2021 to designs by Robert A.M. Stern Architects, with project partners Michael D. Jones and Paul L. Whalen. The facade pairs shot-sawn limestone with heathered gray brick, detailed with jack arches, Juliet balconies, and arched and oxeye windows that answer the prewar limestone-and-brick buildings around it. RAMSA and Kelly Behun Studio, the firm behind the interiors, are both AD100 practices.

CBSK Ironstate developed the building, a partnership of CB Developers, SK Development, and Ironstate Development. RAMSA conceived the house as a vertical village, a stack of full-floor, duplex, and triplex homes rather than a uniform run of units, so that each residence reads as its own floor of the building.

Residence Three is one of the full-floor homes, 3,136 square feet entered through a private elevator vestibule that serves the apartment alone. It holds four bedrooms and three and a half baths across a single floor, with the rooms drawn to the proportions RAMSA set for the building.

Custom stained white oak runs underfoot, milled and set in a chevron pattern. The interiors are the work of Kelly Behun Studio, the second AD100 firm on the project, carrying the building's prewar reference through the finishes of the home itself.
