The Lot
The lot holds two homes: a three-bedroom, two-bath bungalow that the Assessor dates to 1905, and a separate one-bedroom, one-bath ADU. The main house rents for $6,300 a month and the ADU for $2,700, which the listing totals at $108,000 a year, about 6.5 percent of the asking price before expenses. Both leases run through January 2027. Both homes are occupied, the listing asks that the tenants not be disturbed, and interior showings are offered only once an offer is in hand.
The listing gives the main house a front porch and a second porch off the kitchen that opens to a redwood deck and a private backyard. The photographs show the kitchen floor in black and white checkerboard under a wood counter and glass-front cabinets, a green-painted ceiling over the dining room and a green bedroom, and a bedroom with a four-poster bed. The ADU has exposed wood beams, a kitchen with a wood island and a black range, and a bath with a glass shower.
The Work
The listing lists the improvements in a row: a brace-and-bolt foundation retrofit, updated electrical, copper plumbing, new central HVAC and a tankless water heater. The ADU carries its own HVAC, washer and dryer, and dishwasher. Zoning is LAR2.
The Street
Hoover Street was named in 1875 for the banker and subdivider Vincent Hoover and laid out on his Hoover tract, according to the street-name record kept by lastreetnames.com. The street was once the western boundary of the city of Los Angeles. The house sits just north of Sunset Junction, between Fountain Avenue and Sunset Boulevard. Compass's record shows the property last sold on August 25, 2021, for $1,120,000.
