1320 Flying Point Road

Flying Point Road runs down the spit of land that separates Mecox Bay from the Atlantic, a strip of dune and reserve where Water Mill narrows to a few house lots between two waters. No. 1320 sits along it against a five-acre preserve, with the bay to the north, the ocean to the south, and a private path down to the sand near W. Scott Cameron Beach.

The house was completed in 2010 by Fred Stelle, the Bridgehampton architect whose firm, Stelle Lomont Rouhani, has drawn the East End's quieter strain of modernism for three decades. The interiors are by Jacques Grange, the Paris decorator long associated with Yves Saint Laurent. That pairing put the house on the map early: Dan's Papers counted it among the Hamptons' five best modern builds in 2015, alongside the Steven Harris glass box up the road at 1285 Flying Point.

The record tells the rest. The house has traded exactly once, in April 2017, from the Langman 2010 Trust to an entity called Kisland LLC for $13,458,333. Nine years later it returns at $24,995,000, listed with Bespoke, the Water Mill firm that works only at the top of the market.

The palette is cedar, glass, and white. Wood-slat ceilings run the width of the main rooms, walls of glass slide away to the terraces, and the great room looks straight over the infinity edge of the pool to the reserve and the bay. The kitchen is Boffi, the heating and cooling are geothermal, and the plan holds 4,628 square feet across three levels: five bedrooms, four and a half baths, three fireplaces, a wine cellar, and a fitness room.

Outside, the heated gunite pool carries the horizon line, an outdoor shower stands by the dune path, and the beach is a short walk down the private way. The house is offered at $24,995,000 through Bespoke Real Estate.

Flying Point has been repricing. 951 Flying Point Road, the 11,000-square-foot Barnes Coy modern, closed at $22.5 million in May 2025. 1285, the Steven Harris house that shared the 2015 Dan's Papers list with No. 1320, traded at $20.5 million. A vacant waterfront parcel at 1115 is currently asking $22 million on its own. Against that tape, a Stelle and Grange collaboration with both waters in view arrives at $24,995,000 with the street still moving toward it.
