Flying Point Road runs down the spit of land that separates Mecox Bay from the Atlantic, a strip of dune and reserve where Water Mill narrows to a few house lots between two waters. The palette is cedar, glass, and white. Wood-slat ceilings run the width of the main rooms, walls of glass slide away to the terraces, and the great room looks straight over the infinity edge of the pool to the reserve and the bay. The kitchen is Boffi, the heating and cooling are geothermal, and the plan holds 4,628 square feet across three levels: five bedrooms, four and a half baths, three fireplaces, a wine cellar, and a fitness room.

Outside, the heated gunite pool carries the horizon line, an outdoor shower stands by the dune path, and the beach is a short walk down the private way. The house is offered at $24,995,000 through Bespoke Real Estate.

Flying Point has been repricing. 951 Flying Point Road, the 11,000-square-foot Barnes Coy modern, closed at $22.5 million in May 2025. 1285, the Steven Harris house that shared the 2015 Dan's Papers list with No. 1320, traded at $20.5 million. A vacant waterfront parcel at 1115 is currently asking $22 million on its own. Against that tape, a Stelle and Grange collaboration with both waters in view arrives at $24,995,000 with the street still moving toward it.
