15 Jackson Road

15 Jackson Road is a 0.23 acre lot in the Hither Hills section of Montauk, one block back from the Atlantic, and the Suffolk County assessment record still describes what used to stand on it: a one family year round residence, dwelling year 1967, in a Residence B zone. The parcel last changed hands in June 2015. What stands on it now was completed in the spring of 2025, three levels and 3,500 square feet, credited on the listing to the architect John Berg and built by White Oak Builders of Southampton.

The deeded Hither Hills beach rights attached to this address are older than the house by more than eighty years. The Montauk Beach Property Owners Association took title to what was then called the Ocean View Beach on June 15, 1942, and incorporated a month later, on July 17. The title reached it from the Montauk Beach Development Corporation, the company that laid out this stretch of Montauk in 1926, by way of the Mirror Holding Corporation that sold the lots on. The association has held the oceanfront in its own name for eighty four years since: better than thirty acres of sand and cliff, the pathways down from Old Montauk Highway, and the member parking lots, all of it maintained by the owners themselves. It is a holding that cannot be bought, sold or given away, so the share of it that runs with this address will still be running with it long after the house has changed hands.

He holds a Master of Architecture and a BFA from the Rhode Island School of Design, is AIA and LEED accredited, and works alongside studio director Alex Chaintreuil. The firm's East End record runs to Lazy Point in Amagansett, The Black House and Landfall Circle and Accabonac in East Hampton, North Sea, and the Escher House, and Berg's own house on Old Stone Highway has been published by Dwell. The attribution for 15 Jackson Road comes from the listing rather than from the practice's own portfolio, and it is recorded here as the listing gives it.

The second floor opens into living and dining under floor to ceiling lift and slide glass, with a kitchen built around Wolf, SubZero and Miele appliances, a wine fridge, an ice maker and a stone center island, and the primary suite at the end of it, heated bathroom floors, a door onto the pool terrace. The lower level runs 9 feet 3 inches to the ceiling and carries its own ensuite bedroom and full bath.

The assessment roll will catch up with the house eventually. The beach rights will not change at all.
