The Story
Fordune began as the Ford estate's ocean holdings, and the name still means one thing in Southampton: a gated community running from Jule Pond down to the Atlantic, where a private beach is reserved for residents alone. Homes inside the gates trade quietly and rarely.
160 Jule Pond Drive was designed in 1999 by architect Michael Goldman and reimagined in 2023 by designer Mathew Boland, whose stated philosophy for the project was that nothing should feel too perfect. The result is an estate that photographs formally and lives softly.
The House
Over 8,000 square feet across three levels. A gracious foyer opens to formal living and dining rooms, a sunlit family room, and a library, with a chef's kitchen in custom cabinetry at the center. The first floor primary suite claims dual dressing rooms and a marble bath; three ensuite guest rooms take the second level, alongside an unfinished wing left open for a studio or wellness space.
The lower level carries a media room, massage room, guest and staff accommodations, a cedar closet, and generous storage. Across the entire rear of the house runs its signature: a 72 foot screened porch overlooking the pool and grounds.
The Grounds
The 2.25 acres read as a series of outdoor rooms in the manner of the South of France: a walled garden, a gazebo, a potting shed, stone terraces, and a heated 20 by 50 gunite pool, all flowing into protected reserve beyond. There is room for tennis, and the rare privilege that anchors it all: private ocean access held exclusively for Fordune residents.
