Two houses on one village lot
17 Madison Street was completely renovated in 2020. A fireplace open on both sides connects its main living rooms, and the eat-in kitchen opens to the patio. Directly behind it is the Hand House, a two-bedroom, two-bath house documented as standing before 1732.
Together they hold five bedrooms and six full baths with one partial, on 0.35 acre in the middle of Sag Harbor Village, with the shops, restaurants and waterfront close by. The listing counts four or more fireplaces, and the bedrooms at 17 Madison are ensuite.
The Madison Street house
The front door sits a floor above the street, behind a white picket fence, with a porch and a lantern at the door. Inside, the floors are wide planks, and the fireplace stands free of the wall so that two rooms share one hearth. The kitchen has dark cabinetry, a white counter with a waterfall edge, and French doors to the garden.
The third floor is unfinished and available to finish. The lower level has a brick floor under white-painted beams and track lighting, and the listing suggests it could serve as a gallery or for commercial use. Plans and permits are already in place for a 20' x 40' pool, with room left for a pool house.
The Hand House
The listing documents the house at 42 Church as standing before 1732 and says it may date to the seventeenth century. The frame is post-and-beam, with hand-hewn timbers and mortise-and-tenon joinery, and the photographs that follow the main house show timbers overhead in the living room and the kitchen.
The listing's account is that it was moved from Southampton to Sagaponack in 1752, later brought to Sag Harbor, and moved once more to its present place. It takes its name from David Hand, a captain, seaman and soldier who owned it. The listing adds that James Fenimore Cooper was said to have taken Hand as the inspiration for Natty Bumppo in the Leatherstocking Tales.
