175 East 79th Street
Schwartz and Gross designed 175 East 79th Street in 1928, a 15-story co-op of 62 apartments on the north side of the block between Lexington and Third. Simon I. Schwartz and Arthur Gross ran one of the busiest apartment-house practices of the era, with 55 Central Park West and the Majestic Towers on West 75th to their name, and the office was prolific enough that within a year it had also produced 1185 Park Avenue, the last of the grand courtyard buildings on Park, and 180 East 79th Street, the 18-story Art Deco house directly across the street. This one has run as a full-service house ever since, a 24-hour door and a live-in superintendent below, prewar proportions above.

Apartment 14A holds the classic sequence: a proper foyer with deep storage, a living room anchored by a wood-burning fireplace, and a large formal dining room, the kind of room the 1928 plans assumed and later buildings dropped. The windowed kitchen keeps its original service entrance and now holds a washer and dryer. A third bedroom with its own bath reads as guest room or office, the primary suite takes its own bath as well, and the ceilings run high throughout. It comes available September 1, fourteen floors up, with an open house on July 25.
