233 Pacific Street

Pacific Views Condominium went up on the block bounded by Court Street, Atlantic Avenue, Boerum Place and Pacific Street as the second half of a two-building project. The Department of Buildings filing for the site, made in August 2007 by the architect Antoine Sayad for the developer Nicholas Cammarato and permitted in January 2009, called for five stories and seventy feet on a residential lot zoned R6A. The first building, 225 Pacific, sold its fourteen apartments in about three months in the summer of 2010. The second, 233 Pacific, had been drawn for forty-four apartments; the developer built thirty larger ones instead, and when Corcoran opened sales in June 2011 the building's selling agent said the amenities were kept deliberately spare so that every bit of square footage went into the apartments. The city's tax record dates the building to 2010 and counts twenty-eight residences today, because owners kept combining them.

Apartment 4FG is one of those combinations. The F and G lines on the fourth floor were joined into one apartment of about 3,000 square feet, and the joined apartment came to market in January 2015 with Brown Harris Stevens, which described wide-plank Brazilian cherry floors, custom paneling and molding, and views to the Brooklyn skyline. It sold that May at twenty percent over its asking price, a number the city's deed record confirms. Since then the foyer has been retiled and given a paneled wall, the floors refinished, and the air conditioning put on wifi.

Four bedrooms, four baths, windows on four exposures. The foyer opens to a living room with picture windows on two sides and a door to the terrace, which has a gas line for a grill and a red brick parapet with a terracotta coping. A two-sided fireplace divides the living room from a den, and both rooms open to the terrace. A wet bar of black cabinetry holds a Miele coffee maker, a wine refrigerator, a freezer with an ice maker and dishwasher drawers. The kitchen has glass-fronted upper cabinets, marble counters with a turned-up marble backsplash, two Sub-Zero refrigerators, a Viking range and a Miele dishwasher, and opens to a dining room with a custom built-in and room for a long table. The bedrooms are two to a side. The primary suite has a sitting area, a walk-in closet and its own door to the terrace; the bedroom beside it is currently a playroom with a retractable wall. Across the apartment, two more bedrooms, one with an en-suite bath and two closets. All four baths are marble, two with deep soaking tubs and two with walk-in showers. Recessed lighting, ceiling speakers, custom closets, a vented stacked washer and dryer.

Two elevators, a furnished roof deck with a gas grill, a Butterfly video intercom, a package room, twenty-four-hour video security and a parking garage with direct access into the building. A 421A tax abatement runs to 2027. The F and G trains at Bergen Street are a short walk, the 2, 3, 4, 5 and R at Borough Hall a few minutes more. Court Street is Cobble Hill's eastern line on the map, and its corner with Atlantic Avenue, at the end of this block, is where a conical hill called Ponkiesbergh or Cobleshill once stood and gave Cobble Hill its name. The record here is short and all of it points one way: a building planned with fewer, bigger apartments, and one of the biggest on the fourth floor, with the terrace.
