Tower 270 went up in 1930 at the southwest corner of Broadway and Chambers Street, twenty-eight storeys of setbacks facing City Hall Park. For most of its life it was the Arthur Levitt State Office Building, filled with departments of the State of New York.

You may recognise the address

The penthouse at the top of the building, spread over the twenty-seventh and twenty-eighth floors, played Shiv Roy's apartment through the fourth season of Succession. Most of the seventh episode takes place inside it. Six floors below it, the same window line and the same view of the park.

The conversion

The State sold the building in 2000 for $33.6 million, at the time the highest-value property sale it had ever made. RAL Companies converted the top thirteen floors into thirty-nine apartments in 2003, with Studio Petrarca drawing seventeen different plans across them. Offices remain on floors two through seven and rental apartments between.

The apartment

Twenty-one A is newly renovated and takes light on three sides, holding the beamed ceilings and the long window line the office floors were built with. The great room runs the length of the windows above the park, with the Brooklyn Bridge off to the east; the kitchen carries an island with seating for six and a wall of cabinetry behind it, and a gallery corridor connects the public rooms to the bedrooms at the quiet end.
