2860 Glenview Avenue

Elysian Valley is a narrow, three-mile strip of Los Angeles pinned between the LA River and Interstate 5, entered mainly at Fletcher Drive on one end and Riverside Drive on the other. The isolation gave it a village quality and a nickname: Frogtown, for the swarms of western toads that once climbed out of the river and covered its streets. It also gave the neighborhood its building stock, small light industrial structures on small lots, which is exactly what drew artists here. Sculptor Michael Todd set up a studio in the mid-1980s, and by 2014 names like Shepard Fairey and Mark Grotjahn had followed, with the Elysian Valley Arts Collective's biennial Frogtown Artwalk opening the studios to the public.

2860 Glenview Avenue sits inside that story. County records date the one-story light manufacturing building to 1987, roughly 3,013 square feet on a 5,718 square foot parcel assembled from four lots of Tract 5892, and it is currently in use as an artist's studio.

The main floor is one open volume under high wood ceilings and skylights, the kind of even, top-lit light that painting studios chase. Around it, four flexible offices divide between the ground floor and a mezzanine, with one restroom and on-site storage. Loading is grade-level through a roll-up door, and the secure outdoor yard parks around eight cars, a genuine anomaly on Frogtown's tight streets.

The parcel is zoned LAMR1, the city's restricted industrial zone, written to keep industrial land in industrial hands and to house the non-retail businesses that anchor the city's employment base. In practice that means the building can keep doing what it does: studio, office, warehouse, or maker uses, without pretending to be a house.

A short walk away, the river runs through the Glendale Narrows, one of the few soft-bottomed stretches of the LA River, with the Elysian Valley Bike Path along its bank and the orange Taylor Yard pedestrian bridge, completed in 2022, connecting across to Taylor Yard. It is the greenest, most walkable edge of industrial Los Angeles.
