287 Prospect Mountain Road

The town's card for 287 Prospect Mountain Road dates the house to 2010 and names the land's owner through the years it went up as Timothy J. Egan, the Litchfield builder behind Revolutionary Restoration and Building, a firm founded in 1994 that does estate construction, historic restoration and its own cabinetry and millwork. The firm gave this address as its own, and a client's note on its website thanks Egan for a drive past his property, the barn and stables, the views, the horses. The record reads as a builder's own house, which is the best provenance a new Colonial can carry.

Two stories of white clapboard under a Vermont slate roof, a wraparound porch, and a curved gravel drive. Inside, 5,861 square feet by the listing: five en-suite bedrooms, wide-plank oak floors, antique beams, two fireplaces, a vaulted great room with a wall of windows toward the pasture, a library with the second hearth, and a kitchen with a Lacanche range under a marble hood facing the hills. The card carries a finished attic and a finished, heated basement with a walk-out; the listing puts the wellness center there, a gym and a cedar sauna. The garage is under the house. A generator, tankless hot water and an integrated technology package for security, climate, lighting and irrigation run the place.

The card lists a stable of 5,128 square feet. When the estate last traded, in April 2020, it was marketed as Prospect Hill Farm, and the barn was a horse barn of 110 by 60 feet with six mahogany stalls, a heated equine wash room, a tack room, a tractor bay and its own kitchen. The current owners rebuilt it as a house for entertaining: a guest suite, a party room down the old aisle, a wine cellar, a catering scullery, a workroom, a loft, a bar, and a hot tub in a screened porch. The stalls stayed, as a game room, under a sign that reads ARCADIA. Board-and-batten walls, a standing-seam roof, twin cupolas.

The acreage grew. The house parcel is 17.44 acres; in September 2020 the owners added the adjoining 2.16-acre lot, and the two make the 19.6 acres offered today. Pastures, meadows, gardens, stone patios, mahogany decking and pergolas. Beyond the line is the Litchfield Land Trust's Prospect Mountain Preserve, 340 acres mostly assembled in 1983 by Dallett Hoopes, a founder of the trust, with a 1,350-foot summit, Granniss Pond and trails that belong to the Connecticut Forest and Park Association's statewide system; a trailhead is on this road. The Marshepaug Club's private holdings close the other side.

Litchfield was incorporated in 1719 and its center has been on the National Register since 1968; Tapping Reeve opened the country's first law school here in 1784. Mohawk Mountain, the Cornwall ski area Walt Schoenknecht opened in 1947, is about seven miles off. New York is about two hours. A builder's house, a horse barn made a party house, a preserve for a neighbor, and a record for each.
