Facing West

The main rooms face west across the Hudson, so the light runs low through the afternoon and the sunset ends up in the living room. It is a three bedroom of 2,241 square feet with ceilings close to 11 feet, taken back to the structure in a gut renovation and never occupied since.

The living and dining room measures 26 feet by 20 feet 8 inches along the glass. The eat-in kitchen runs 13 feet by 20 feet 2 inches at the same end of the floor, so the two rooms that get the river are also the two rooms you would spend the evening in.

A Warehouse That Was Never a Warehouse

290 West Street reads as Tribeca industrial stock and is nothing of the kind. Morris Adjmi and Aldo Andreoli drew it new on the corner of Canal Street and the West Side Highway, and it was finished in 2015: thirteen apartments on nine floors, factory sash windows set into metal channels that cross to make an i-beam profile, aluminium composite paneling cut to the same logic, a storefront welded up from aluminium plate. The facade quotes the district rather than inheriting it.

The corner had a gas station on it until the developer VE Equities cleared the lot. The city still carries an environmental designation against the site in its own land record, E-257, the marker it places where ground had to be made clean before anything could go up. What reads as industrial here was drawn, not inherited.

The Renovation

The apartment was stripped and rebuilt. HVAC, plumbing and electrical were replaced, the interior walls soundproofed, the windows double paned, and the work is still covered by both contractor and manufacturer warranties.

The kitchen is grain matched rift white oak with fluted fronts, honed Taj Mahal quartzite on the counters and run full height behind them, Turkish Sand marble underfoot. Appliances are Sub-Zero and Gaggenau, fixtures Dornbracht in brushed platinum, and the range hood is hand finished Tadelakt plaster by Lucas Willing Studios. A built-in banquette sits in the window at the west end under an alabaster and brass Apparatus fixture.

The bar between the dining area and the great room was fabricated by Amuneal in a mottled brass finish, with lit glass shelving, Sub-Zero wine and beverage refrigeration, and an Amber VC onyx top and backsplash cut so the veins run through. Walnut display shelving with concealed LED runs the length of the great room, under a Gabriel Scott Welles Long 12.

The Rooms

The primary suite takes its own wing and its own stretch of river. The bedroom measures 14 feet by 15 feet 6 inches and opens into a dressing room fitted out in custom walnut with lighting built into it. The bathroom is rift white oak millwork, Wood Grain Silver marble on the floor and the counters with the sinks cut from the same stone, VOLA fixtures, a Native Trails soaking tub, a Toto Neorest, oversized Porcelanosa on the walls.

Two more bedrooms sit at the far end of the plan with their own refreshed baths, custom vanities, Corian counters and limewash finishes. The powder room has a floating Green Onyx vanity with an integrated stone sink, hand-applied Tadelakt walls and an Apparatus Studio Lariat pendant. Throughout the floor: white oak, eight foot doors, Delta Light fittings, and a Neptronic humidification system for the whole apartment.

The Address

The building keeps a full-time doorman, a fitness room looking at the water, a landscaped courtyard, bike storage and private storage, and a storage unit conveys with the apartment. Across the road is the river. On a clear evening the sightline runs south down the harbour to the Statue of Liberty.
