Egremont Plain Road carries Route 71 across the flat farm country of Egremont, a road first laid as a turnpike in 1803 to link South Egremont with Kinderhook, New York. The crossroads village of North Egremont that grew up along it has been on the National Register of Historic Places since 1989, and the plain to its south stayed what it had always been, pasture and row crops running down to the Green River. The gray barn at 302 A rose on that plain around 1900 by the assessor's count, post and beam, wood sided, the working center of a farmstead whose fields survived intact into this century.

The recent record is unusually clear. In October 2023 the barn sold for $1,400,000 as part of a 42 acre riverfront farmstead with roughly 800 feet of frontage on the Green River, described then as a converted dwelling with a separate three bedroom farmhouse. Two years later it returned to market transformed, the farmhouse offered separately and the barn holding 13.5 fenced acres of the old fields.

The conversion keeps the logic of the building. Ten rooms and 4,846 square feet sort themselves across three floors under cathedral ceilings, with four bedrooms and four full and two half baths. One primary suite sits on the first floor, and a second occupies the entire third floor at the top of the frame. The finish list is specific: Danby marble quarried in Vermont, Waterworks and Graff fittings, Wolf and Bertazzoni in the kitchen, Italian tile, oak floors. A fireplace anchors the main living space, and a two car garage attaches to the house, a practical note most barns of this age never got.

The 13.5 acres are fully fenced, with a paddock, an outbuilding, and pasture that adjoins protected land, so the views over the plain toward the hills carry a long way. The Green River holds the property's lower edge. William Cullen Bryant was practicing law a few miles off in Great Barrington when he published a poem named for this river in his 1821 collection, taking its title from the color of the water. The river he wrote about still runs past the bottom of these fields.
