Bayshore begins with a golf course. Carl Fisher opened the Bayshore Golf and Country Club in 1923, a course laid out by H.C. Tippet, and the streets filled in around it through the decade that followed, across the center of Miami Beach's main island between the Collins Canal and 41st Street. 3478 Royal Palm Avenue went up in 1930 on a 7,500 square foot lot in the Orchard subdivision, at the point where the island was changing its mind about how it wanted to look. Mediterranean Revival had carried the 1920s boom; the 1926 hurricane and the 1929 crash ended that boom, and when Miami Beach started building again in the mid 1930s it built Art Deco. A house dated 1930 sits on the seam between the two.

Bayshore carries no local historic district designation. Miami Beach's designated districts sit elsewhere on the island, which means nothing on this block was preserved by ordinance. A ninety six year old house here survived because successive owners decided it was worth keeping, not because the city told them to.

The house changed hands in May 2024 and was then gut renovated from top to bottom. Roof, windows and doors, plumbing, electrical and HVAC are all new. That list is unglamorous and it is the whole point: the components of an old house that fail first in the subtropics have been replaced at once, so the age of the building now reads in the rooms rather than in the systems behind them.

Roughly 3,300 square feet under air, four bedrooms with the plan to open a fifth, three and a half baths. Beamed ceilings run through the main rooms, and the walls are finished in lime wash and plaster rather than paint, which is what softens the light by mid afternoon. The great room is built around the fireplace. A separate TV room and den takes the second living function off it, so no single room is asked to do everything.

There is a formal dining room, and an eat in kitchen that closes behind custom glass and steel doors with a full millwork schedule and a new appliance package behind them. Travertine and stone carry the surfaces. Light fixtures, hardware, finishes and furnishings were specified as one scheme, and the house can be sold fully furnished.

The lot works as hard as the house. A detached casita at the back holds a pool house lounge with a kitchenette and an oversized guest suite with a fully renovated bath, which is the extra bedroom the main plan does not have to find room for. Between the two sits a new pool with a jacuzzi, a cold plunge and an outdoor shower, set into professionally landscaped grounds with exterior lighting and irrigation. On a 7,500 square foot lot that arrangement is what makes the property live larger than its number.
