43 Old Orchard Lane

On January 14, 2022 the deed for 43 Old Orchard Lane passed out of the Estate of Carol Walter, and The East Hampton Star printed it in the Recorded Deeds column that March. What rose on those 1.78 acres was never built to flip: a steel-frame custom home, finished in 2026, 9,200 square feet across three levels, six bedrooms, five full baths and three half, with the kind of money spent behind the walls that a buyer touring the house will never see and a listing photo can't show.

The lane carries its own paperwork. Old Orchard was laid out as a thirty-eight-lot subdivision whose reserve land is deeded in perpetuity to the Old Orchard Property Owners Association, filed with New York State as a Suffolk County not-for-profit corporation on October 6, 1983. That filing is the reason the ten wooded acres running along this property line will still be wooded in fifty years.

Inside, the entry volume rises 22.6 feet on a steel frame engineered to carry it, one wall glazed in custom Fleetwood units set in a black grid, with multi-glide pocket doors that open the ground floor along its width. A 96-inch linear fireplace sits flush in white plaster. Wide-plank oak, milled from slow-growth Croatian forests, runs to every corner. The kitchen is Boffi, imported from Italy: metal-faced fronts, a full-height Arabescato Viola marble backsplash cut and shipped whole, and a ten-foot island in the same stone with the sink carved out of the slab. Wolf, Sub-Zero and Gaggenau behind the doors, a Waterworks faucet at the run — the appliance line most kitchens only get the badge of.

Below grade there is a wine room walled in glass with brass peg racking, a theater with its own bar, a gym, and a wellness spa finished floor to ceiling in Venetian plaster, holding a cold plunge and a sauna. Porcelain tile carries through the bathrooms and out onto the terrace, where a heated gunite pool with an automatic cover, an outdoor shower, and native beech close out the grounds.

Nothing about the reserve depends on a neighbor's goodwill. It was written down in 1983.
