Toward the mountain
The living room looks straight out at the Catskills, and the nearest peak in the window is Overlook Mountain, about five miles to the west-northwest. The main house is 2,800 square feet on one level, at the end of a private drive behind a red cedar gate, on 9.7 acres of woods and rock outcroppings, with the eight-acre parcel next door, 47 Haviland Court, included in the sale.
Living, dining and kitchen are one room under high ceilings. A wood-burning fireplace sits at the center beneath a relief sculpture that doubles as the panel hiding the television, and surround sound is built through the house. The kitchen island is a waterfall of leathered stone under smoked-glass pendants, with a mirrored backsplash, and two oversized French doors open the room onto a deck that wraps the house.
Sold once, then added to
The house was built in 2016 and first sold in June 2017, when its listing described a single-level house set atop rock formations, three bedrooms and a fourth room for media, on 9.67 acres facing Overlook Mountain. That listing pointed out there was room on the land for a guest house.
There is one now: 1,350 square feet lined in Nordic spruce, with floor-to-ceiling windows two stories high, its own living room and kitchen, a full and a half bath, its own laundry and built-in speakers, and a double-height room behind sliding doors sized for gatherings, music or a studio. Its pendants are George Nelson Bubble lamps, and its kitchen sets dark wood cabinetry against glazed tile laid in vertical stacks.
The suite, the path and the garden
The primary suite opens through French doors onto its own stone patio, with an outdoor shower against a board wall and a cedar soaking tub set against the outcrop. Its bath has a freestanding tub under a window and a long grey trough sink. Two more bedrooms follow, one with its own bath, and a flex room behind a long sliding door takes an office or a library, beside a laundry and a half bath.
A river stone path runs through a zen garden between the three buildings. The third is a 550-square-foot garage and workshop: a heated carport, a workshop with a sink and a window on the view, and a garage bay with EV charging. Past the flat lawn are a fire pit with slab benches at the edge of the meadow and a walled perennial garden in dry-laid stone, with a greenhouse, four raised beds in weathering steel and a red torii at the gate. Two wells, a whole-house generator and a security system serve the compound, and the newest building is ready for solar.
