Wellesley Farms is a neighborhood the railroad made. Trains have stopped here since 1834, when the crossing was called Rice's, and in 1890 the Boston and Albany gave the stop a station Henry Hobson Richardson designed at the end of his life, Milford granite trimmed in Longmeadow sandstone, its grounds attributed to the Olmsted firm's beautification program for the line. A 1969 fire gutted it, the town voted to tear it down, and public protest saved it; the station entered the National Register in 1986. Around it, from the late 1800s through the 1930s, grew a commuter enclave of substantial houses on generous wooded lots. That is the record 45 White Oak Road answers to.

The modern file opens in the fall of 2022, when the 1978 colonial standing at number 45 came to market as, in effect, a site: just over half an acre in Wellesley Farms, across the road from a walking path into the Carisbrooke Reservation. It sold the following spring, and the buyer was worth noting. NS Builders, the Boston firm Nick Schiffer founded in 2014 and grew from a carpentry outfit into one of the city's premier custom builders, was taking its first position as a developer after a decade of building only for private clients. The architect engaged was Vincent Appel of Of Possible, the Brooklyn studio that describes its practice as a marriage of spatial poetry and building science.

What distinguishes this file is its size. Schiffer documented the build in a public YouTube series, episode by episode: the shell going up as prefabricated panelized wall assemblies, the curving plaster and white oak stair his crew ranked among the most complicated work in the house, the kitchen, the cabinetry, all of it produced by Materia Millwork, the shop NS Builders launched in 2022 and owns outright. A house's construction record is ordinarily a folder of permits. This one runs to hours of footage, and anyone can pull it.

Completed in 2025: 7,200 square feet, five bedrooms, five full and one half baths, behind Petersen brick with stainless steel accents. The envelope was built to Passive House standards and blower door tested below 0.7 air changes per hour, with Makrowin triple glazing and the Rockwool insulation the film shows going into the walls. Inside, the dining room rises through a 25 foot skylit atrium faced in the same brick shingle as the facade, single sourced white oak runs the floors and millwork, and the walls are raw lime plaster. The path into the Carisbrooke Reservation is where the 2022 listing left it, and the Richardson station still runs its commuters into South Station.
