The Story

In 1893 the heirs of the Lefferts family cut the old family farm into roughly six hundred lots and wrote a condition into every deed: single-family private residences only, built of masonry, at least two stories tall. The covenant went further, barring pig-pens, forges, glue factories, and breweries from the new streets. More than a century and a quarter later it still holds. The Landmarks Preservation Commission notes that Lefferts Manor is one of the few areas in New York City where the original deed covenants remain in force, which means this house is single family by contract, not by zoning.

52 Rutland Road arrived with the Manor's first building wave, when 160 houses went up between 1897 and 1899. The Commission's designation report records the pair at Nos. 52 and 54 as handsome, transitional Romanesque Revival and neo-Renaissance residences of Roman brick and stone, constructed for the developer William Seals, Jr., and attributed to Albert E. White, a Brooklyn architect whose Romanesque rowhouses fill Crown Heights North. White is also credited with the neighboring houses at 56 through 62 Rutland Road, which gives this stretch the coherence of a single confident hand.

The report reads like an inventory of what speculative Brooklyn building could do at its best: a high dog-legged stoop, a full-height three-sided bay, a stone-faced first story, a crossetted doorway enframement crowned with elaborately carved panels, stained-glass transoms, and a galvanized-iron cornice worked with swags, dentils, and modillion blocks.

The Restoration

When the Commission surveyed the block in 1979, it found No. 52 wearing a disguise. The facade had been painted red, with white mortar joints drawn in below the real ones, a trompe l'oeil brick face laid over the actual masonry. That detail, preserved in the designation report, makes the house's present condition a genuine arc rather than a marketing line: a front that spent decades pretending to be something else, brought back to what White and Seals built.

The recent renovation went to the systems. The listing describes all-new electrical, plumbing, and mechanicals, four-zone central heating and cooling, and Pella Reserve windows set into the original openings, with the period fabric, pocket doors and interior shutters among it, restored rather than replaced. The dog-legged stoop still makes its turn to the parlor floor.

Inside

Five bedrooms sit across the upper floors, and the parlor level carries ceilings the listing puts at almost eleven feet. The finish work stays in period register even where it is new: Venetian plaster on the walls, a kitchen fitted with Sub-Zero and Wolf, and an Arabescato marble peninsula that falls in a waterfall edge.

At the rear, a steel deck steps down to a south-facing garden, and at the top of the house a custom skylight pulls daylight down the stair. It is the pattern the best townhouse renovations follow: leave the 1898 house legible, and put the twenty-first century where you cannot see it.

The Block

The Commission did not hedge about this street. Rutland Road between Flatbush and Bedford holds, in the designation report's own words, some of the finest and most interesting houses in the Historic District. A short walk covers John J. Petit's rows of 1897, Robert Dixon's Romanesque row of 1898, Peter J. Collins's neo-Tudor houses of 1914 and 1915, and late Slee and Bryson houses from 1925, three decades of Brooklyn rowhouse thinking on a single block.

The Prospect Lefferts Gardens Historic District was designated in October 1979, but the covenant predates the landmark by 86 years. Prospect Park sits at the neighborhood's edge, and the Manor's streets still read the way the 1893 deeds intended: masonry, two stories or more, one family per house.
