6 Rockledge Road

Rockledge Road runs off South Coast Highway and down a bluff between Moss Point on the north and Victoria Beach on the south. It was cut in the early 1920s as its own small tract, the Rockledge Subdivision, on land the Hall family owned.

The Pacific Coast Architecture Database records the house at number seven, built for the Halls in 1923, as one of the earliest in the area and probably the oldest in the subdivision. One of the original partners in the tract was a physician, Dr. Beebe, who was also an early developer of Dana Point; his Spanish Colonial Revival house at number four, with a turret on the west corner, followed in 1928.

In 1930 Garrett Beekman Van Pelt Jr., of the Pasadena firm Marston and Van Pelt, built a house on this road at number eight. It was the architect's own house. He designed it, intended to live in it, and then did not, going instead to a house of his own design in Mexico.

The record for number six is thinner than that. The MLS carries a build date of 1925; Orange County assessment records carry 1949. Neither has been reconciled, so this page dates the road rather than the house.

The property occupies two lots with roughly 160 feet of ocean frontage. The listing describes the architecture as Colonial Revival. There are two structures: a main cottage and a detached casita, four bedrooms between them.
