6 West 20th Street #6

The Greenwich Building rose in 1907 at 6-8 West 20th Street, an eleven-story, fifty-foot-wide store and loft designed by Schwartz & Gross for the 6-8 West 20th Street Co. The facade is neo-Renaissance, stone and buff brick trimmed in terra cotta, with rusticated arched doorways at either side of the base, their pediments capped with cartouches and swags, and the original metal cornice still crowning the eleventh floor. Its first tenants were neckwear, shirtwaist, and cloak-and-suit merchants, the working stock of the Ladies' Mile in its final years as the city's shopping district.

Schwartz & Gross were barely six years into practice here; the firm went on to draw 55 Central Park West and 1185 Park Avenue, two of the defining apartment houses of the late 1920s. The building went co-op in 1978 and has sat inside the Ladies' Mile Historic District since its designation in 1989.

Loft 6 holds the entire sixth floor, roughly 4,100 square feet reached by key-locked elevator. West Chin Architects reworked the loft around its 1907 bones: twelve-foot beamed ceilings, exposed steel I-beams with hand-riveted details, exposed brick, and eight-inch ash plank floors, with a wall of oversized sash windows pulling northern light across the great room. The kitchen is anchored by a polished concrete island under black stone counters and a Carrara marble backsplash, with Miele, Viking, and Sub-Zero appliances and a pantry fitted with wine refrigeration.

The bedroom wing runs to the south side of the floor. The primary suite carries a walk-through dressing area and a marble-slab bath with a teak-paneled rainfall shower, freestanding soaking tub, and radiant heated floors; other bedrooms take in open rooftop outlooks, and a pair joined by a Jack-and-Jill bath flexes into den, gym, or library duty. A glass-enclosed office, Sonos ceiling speakers, multi-zone HVAC with humidification, and a vented laundry room finish it.

The block of West 20th between Fifth and Sixth Avenues sits at the heart of the Ladies' Mile, where the city's great dry-goods houses traded through the turn of the century before the shopping district moved uptown. Madison Square Park, the Flatiron Building, and Eataly are three blocks north; Union Square is six blocks south, with nearly every subway line in lower Manhattan between them. The co-op itself has recently replaced its passenger and freight elevators and core building systems, and it welcomes pets and pieds-a-terre.
