The county has this one down as new construction in 2022, on 9.6 acres in the town of Rochester, at the end of a town-maintained dead-end road outside Kerhonkson. Cedar Development Group built it. Ryan Scully started that firm in 2018, after finishing his first spec house in the Catskills, and it now works across Ulster and Greene counties to three named model series: Window Wall, Upstate Icon and Modern. Scully is also carrying the listing. The name of the first series explains the house. The great room stands under a vaulted ceiling behind one sheet of glass, 30 feet wide and approximately 21 feet high, facing south.

Wide-plank European white oak on the first floor, laid chevron in the primary suite, where four floor-to-ceiling windows carry electric blinds on the same southern exposure. Soapstone counters, a six-burner range, a Sub-Zero, a Cafe beverage center. The millwork is built for the house rather than bought for it: benches, shelving, closets, a desk for the office, a nook under the stairs. Heated bathroom floors and a tempered garage for two. Two Mitsubishi Hyper-Heat pump systems with dedicated ERVs, solar panels on the property, and UV and thermal-retardant film on all the south glass. Savant carries climate, lighting, shades, irrigation, the gates and security. Four bedrooms, three baths, 2,700 square feet, and it can be sold furnished.

The approach comes past a stone wall to a paved apron. Behind the house sit a gunite pool finished in PebbleTec with an automatic cover and a Hayward heat pump, Ipe decking, a sunken fire pit with a smokeless Solo Stove and perimeter lighting on a remote, deer fencing, a shed and stacked wood. Kerhonkson sits in the valley of the Rondout Creek, the Catskill front behind it to the northwest and the Shawangunk Ridge closing the far side to the southeast. The hamlet was called Middleport when the Delaware and Hudson Canal opened in 1828 and the valley shipped bluestone and millstones quarried off those ridges down to New York. The canal is gone. The country it ran through is what the glass looks at.
