729 Greenwich Street

Four rowhouses went up at the corner of Greenwich and Perry in the early 1800s, plain brick, numbered 725 to 731 Greenwich Street on one face and 116 to 122 Perry on the other. They spent their first century as ordinary Village houses, a few blocks in from the working riverfront.

In 1928 the architect Ferdinand Savignano reworked the row in the Spanish Colonial Revival style, the same year he redesigned a pair of houses on Jones Street. Stucco went over the brick, and the four houses began running as one co-op organized around a planted courtyard, the Greenwich and Perry Street Housing Corp. The Landmarks Preservation Commission took the corner into the Greenwich Village Historic District in 1969, and its review still guards the details: when a neighboring unit rebuilt its rear extension in 2024, the commission required the historic arches be kept.

J28 is the ground-floor studio with its own entrance off the garden. One room with a fireplace and hardwood floors, walls and ceiling in deep slate blue, a kitchenette with a vintage stove under a copper backsplash, and a white bath with a tub. The shared garden carries seating and a grill area; a bike room, storage cages and a live-in super carry the practical load.

The studio last traded in December 2023 and returns styled like a small club room, a chesterfield under a painting of a hare, the fireplace laid. An open house runs Saturday, August 29, 12 to 2 PM, by appointment.
