77 Lower Sahler Mill Road
Olive is the Catskills town that gave its valley to New York City: the Ashokan Reservoir, begun in 1907 by damming the Esopus Creek, displaced roughly two thousand residents and erased or relocated eleven hamlets before it filled around 1915. This house arrived in 1930, in the town’s first generation of rebuilding, on a quiet road that still carries the name of the Sahler family mill.

The current renovation took it back to the studs and re-imagined it around light: walls of windows and skylights on every side, a soapstone kitchen with a custom pantry, and an open plan that gathers around a wood stove under high ceilings.

Three ensuite bedrooms with heated bathroom floors sit in separate wings, and a slate-floored, stone-walled sunroom runs along the garden side as flex space — dining, lounge, or a home office with a view. Above the detached two-car garage, a guest studio carries its own full kitchen and bath.

Outside, the gardens are the property’s identity: footbridges and stone paths thread through planted beds to a large deck, a fire pit, a barrel sauna, and a wood-fired soaking tub, with the Catskills ridgeline behind the treeline.
