Eighty-four Forsyth Street faces Sara D. Roosevelt Park, and the park is the better story. In 1929 the city condemned the seven-block strip along Chrystie and Forsyth, cleared roughly 375 old-law tenements the following year, and meant to build low-cost housing. The Depression killed the plan. What opened instead, in 1934, was a park, laid out under Robert Moses and named that spring for Sara Delano Roosevelt, the president’s mother, over her own written objection. The loft on the second floor looks straight onto the green that the housing was supposed to be.

The building dates to 1900. Its original use is not documented in the public record, so the honest description is the one the loft makes for itself: a five-story building of eight units on the Chinatown edge of the old Jewish Lower East Side. Residence 2F is a one-bedroom, one-and-a-half-bath condo of about 1,176 square feet, and it is a loft in the real sense.

The main room runs wide under a pressed-tin ceiling, with tall factory-style windows facing the park, brick painted white, and cast-iron columns left exposed. There is a floor-to-ceiling library wall with a rolling ladder, a black industrial kitchen on an island, and a subway-tiled bath with a checkerboard floor. It sold in June 2026, with Compass on the listing.
