What the record carries
The MLS still files the parcel under Fernald Point, inside area 10, Montecito, zoned R-1 on assessor's parcel 009-331-008. The public record and the listing do not agree on what stands here: the county dates the improvements to 1927 and counts 2,247 finished square feet, against the 2001 and 2,317 the MLS reports. The trading history is short. Listed in January 2017 and sold that August, listed twice in March 2024 and taken off the market at the end of April, then listed again in August 2026. Montecito Union School serves the address from eight tenths of a mile off, with Crane Country Day at the same distance and Laguna Blanca closer still. Coast Village Road, the Miramar and the Biltmore all sit within the same short radius.
