Springs
Springs is the East Hampton hamlet the painters took: Jackson Pollock and Lee Krasner’s house still stands on Springs Fireplace Road, de Kooning worked a mile away, and the light over Accabonac Harbor has been getting the credit since the 1940s. It remains the un-showy end of East Hampton, working and quiet.
The barn
This guest barn sits on an acre and a half in the heart of it. One large, airy studio bedroom under the roof, opening to a deck with views over the property, with a single bed alongside and a bath. The proportions are the point: one generous room rather than several small ones, kept deliberately simple.
The model
It sleeps three and books by the night on Airbnb. Three is the cap rather than a starting point, and the house rules are short: no parties, no photo shoots.
Rates run $220 to $250 a night off season and $300 in May and June, with a $125 cleaning fee and Suffolk County’s three percent hotel tax on top. The barn is off the calendar from July through Labor Day, when the whole property goes out for the season through Sotheby’s.
This is the guest cottage model of a Hamptons stay, private and unfussy, priced like a barn rather than a compound, and close enough to the villages that the simplicity is a choice rather than a compromise.
