Lower Penthouse. In a Miami Beach oceanfront tower the designation is a floor, not a flourish: the level directly under the penthouse, sharing its footprint and its terrace line. The living room ceiling is coved, the bedroom ceiling stepped, and the bedroom floor is a woven carpet in an ivory lattice with sheer drapery to the ceiling on either side of the glass. The powder room is lined in shell mosaic with a Greek key running through it, with an onyx trough basin, unlacquered brass cross-handle taps and a frosted glass pendant etched with the same key.

Full service, on the sand, on the oceanfront stretch of Miami Beach. That much is on the listing form and the photographs agree: the terrace looks down over neighbouring rooftops to the water on both sides. The rest of the building's record, its name, its year and its amenities, is held back at the owner's request and available from the listing agents. The apartment does not need it to make its case. The record ends at the floor designation. The glass keeps going around the corner.
