The Sweets Company of America made Tootsie Rolls at 325-329 West Broadway until March 1938, when production moved to a 120,000-square-foot plant on Willow Avenue in Hoboken. Tootsie Roll Industries held onto the Soho property for decades afterward, selling it in 2005 for $23 million to a developer whose condo scheme, to be called The Chocolate Factory, won Landmarks approval in 2008 and then collapsed with its Lehman Brothers loan.

DDG pulled the site out of that wreckage and completed XOCO 325 in 2016, the name a shortening of xocolata, Catalan for chocolate. Ten stories hold 21 residences behind the building's signature: a cast aluminum screen, designed by DDG's Peter Guthrie, that floats nearly three feet in front of a glass curtain wall, its 7-by-11 grid of openings threaded with an irrigated vertical planter system. It is Soho's cast iron tradition poured in a lighter metal, with curves the firm traced to Gaudi and to melting chocolate.

Behind that screen, 6S is the building's corner four bedroom, 2,658 square feet with floor-to-ceiling windows in every room and exposures south, east, and west. The great room stretches 61 feet under ceilings past ten feet, over Austrian white oak floors with integrated radiant heating; the kitchen pairs white oak and white lacquer cabinetry with a honed Black Saint Laurent marble island and Bianco Greciale counters. The primary suite takes the West Broadway side with a dressing room, a reading nook, and a windowed five-fixture bath in honed Gray Argento marble with a freestanding tub and Dornbracht fittings; three more bedrooms line the east side, and a Juliet balcony looks over the landscaped rear garden.

It rents furnished, and the roster reads like a design fair: the Minotti sectional, pieces by Pierre Paulin, Osvaldo Borsani, and Pierre Chapo, a custom silk rug from Nepal, and walnut beds built to order by Andrew Woodside Carter in San Francisco. The tenant walks into a finished room and hangs nothing.
